Acting for Rookery Estates, Asset provided advice on proposals to replace several curtilage-listed former farm buildings with a bespoke residential estate. Key heritage issues included the loss of the existing structures, the impact on the setting of the adjacent listed Hayes Street Farmhouse, and the effects on the character and appearance of the Hayes Village Conservation Area. Asset advised on the design of the scheme from a heritage perspective and provided a Heritage Statement in support of the application. The proposals, which were met with substantial local opposition, were refused by the Council and went to a public inquiry in April 2019. Patrick Maguire gave heritage evidence to the inquiry and the appeal was allowed, with the Inspector fully endorsing both the applicant’s heritage case and the design of the proposed scheme.
